Defective wiring or faulty appliances cause over 12 000 fires in UK homes every year. Increasing legislation is being enforced to try and prevent a number of accidents and deaths from faulty installations and repairs.
If you live in England or Wales, you are now legally required to use an electrician competent to current standards to carry out most electrical work, especially new installations and any work carried out in the kitchen or bathroom.
New RCD consumer units minimise the chance of electrical faults starting a fire and the government is changing the law to ensure that all homes have a new style unit fitted. In the meantime you should be aware that an old style fusebox could invalidate your home insurance for fire claims.
The Institution of Electrical Engineers (IEE) also recommends that domestic wiring installations are checked every 10 years.
Extending, buying, selling or renting out a property?
If you’re having work done, recent changes to building control regulations mean that work by an unqualified electrician is unlikely to be certified at the end of the job. This means that all but the simplest of electrical jobs now need to be done by a competent and qualified professional electrician. This also includes electrical installations or upgrades in a garden, conservatory or outbuilding.
If you’re selling your home, your purchaser’s surveyors will ask for evidence that notifiable domestic electrical work, installed after January 2005 complies with the new Building Regulations. Without the required certification, you may have problems selling your home.
